Job summary

The Estates Department at Birmingham Community Health Care NHS Trust is seeking to recruit a Multi Skilled Craftsperson

The post is primarily a mechanical maintenance compliance position, therefore flexibility, self-motivation and a thorough knowledge of engineering building services are the key attributes along with the ability to diagnose and repair faults on various electrical installations, plant and machinery

You will have successfully completed a recognised mechanical craft apprenticeship.You will also have suitable relevant maintenance experience (previous NHS experience would be an advantage but not essential as full training will be given) and be able to demonstrate a sound knowledge of Health & Safety Legislation and Safe Working Practices.

Main duties of the job

To principally provide a comprehensive mechanical maintenance compliance service for the repair, maintenance and minor installation of mechanical and mechanical - electrical systems. Maintenance requirements will be located at Birmingham Community Healthcare NHS Foundation Trust (BCHC) owned, leased properties and properties where BCHC provide an estates maintenance service, via a service level agreement or management agreement.

This includes the maintenance and repair of existing assets as well as the inspection and verification testing of new equipment and systems, delivered by outside contractors, and to ensure at all times, a safe environment for patients, public and staff.

Whilst the primary task will be Mechanical work, the post holder must have a flexible approach to a range of building maintenance operations.

A team view is vital to delivering effective and efficient services to the patients and the post holder will be required to liaise directly with clinicians at a Ward level as well as the other members of the Estates and Facilities department. When necessary the post is required to analyse situations and clearly identify and communicate to supervisors, estates officers, managers and if requested to do so patients, public and staff.

The post holder shall take part in and actively deliver a flexible multi-disciplinary 24 hour emergency, make safe, and business continuity service, as part of an established 'on call' team.

Job responsibilities

Ensuring mechanical (and other) safety of tradespersons and craft assistants working on systems under direction as a competent person for mechanical (and other) activities, and at all times to ensure the safety of patients, public and staff.

Promptly reporting any issues of concern to supervisors, estates officers or senior managers as necessary.

  • The post-holder will be responsible to undertake a wide range of work that is often complex and non-routine requiring a clear practical and theoretical understanding of mechanical and electro mechanical systems.
  • The post-holder will be responsible for fault finding, installation, maintenance as well as assisting outside contractors undertaking both maintenance and capital projects in a timely, cost effective and efficient manner across the Trusts properties.
  • Provide technical advice to other estates maintenance staff and contractors to ensure compliance with Health Technical Memorandums (HTMs), safety standards, legislation, best practice and the Trusts policy and procedures

Core duties will include but not be limited to:

Water Hygiene Compliance and collection data from these works

The maintenance, fault diagnosis and repair of mechanical equipment and installations including: water systems hot and cold, heating systems, air handling equipment, catering equipment and manual handling plant.

To check the mechanical integrity, using appropriate test equipment, of all equipment prior to its use or resumption of use after servicing.

The installation of mechanical equipment and its supply using materials appropriate to the environmental conditions.

To carry out other non-mechanical maintenance duties as and when required to enable the department to meet the needs of its customers.

To participate in regular staff training and technical training sessions as and when required.

Be prepared to work around patients with varying degrees of both mental and physical disabilities and be prepared to undertake training in de-escalation and breakaway techniques.

Liaise and work with external contractors as and when required

Assist other trades as and when required to carry out their duties

To undertake work at heights and in confined spaces

To work on a multi-site basis, travelling between sites as and when necessary to maintain services and equipment

In addition to the above core skills, other skills may be required with the development of the Trusts activities and technological developments (subject to additional/ recognised training)

An element of multi skilling across the estates trades will be required, safety, competence and limitations of the individuals expertise will be assess and evaluated as part of the multi skilling process and the post holder will be required to undertake training as required.

Responsible for fault finding, installation, maintenance as well as assisting outside contractors undertaking both maintenance and capital projects in a timely, cost effective and efficient manner across the Trusts properties.

Providing technical advice to other estates maintenance staff and contractors to ensure compliance with HTMs, safety standards, legislation and the Trusts policy and procedures.

In addition to the above core skills, other skills may be required with the development of the Trusts activities and technological developments (subject to additional/ recognised training)

Multi skilled tasks will include but are not limited to some or all the following:

An element of multi skilling across the Estates trades will be required. Safety, competence and limitations of the individuals expertise will be assessed and evaluated as part of the multi skilling process and the post holder will be required to undertake the relevant training as required:

Unblocking of sluice machines, toilets, sinks and drains.

Wheels, castors, wheelchairs lubrication, cleaning and repairs.

Electrical services Low Voltage (with appropriate instruction and training).

Touching up paintwork and making good of floors walls and ceilings.

Minor carpentry repairs and making safe.

Minor building repairs and making safe including windows and boarding up.

Further to the above technical duties the post holder shall also deliver the following:-

  • Notify a Team Leader or Estates Officer of any anomalies or deficiencies within the Planned Preventative Maintenance (PPM) system.
  • Ensure all repairs are carried out without undue delay and that a Team Leader or Estates Officer is informed of expected delays in carrying out this work. Maintaining communication with the end user providing progress reports, details of work and general update of work in progress and to advise of any undue delays in carrying out work
  • Provide advice, instruction and training to maintenance assistants and other staff (including end users) where the subject matter is straightforward i.e. new equipment, new installations.
  • Work independently to clearly defined policies with minimal supervision or support when required (freedom to act) and be able to make and justify decisions based on clear and rational analysis of the risks and requirement of the post.

Interpret and work from instructions, drawing and specifications with minimal supervision and using own initiative.

  • Manufacture, assemble, erect and install new work, using various tools, machinery and general workshop equipment including acceptance testing of new equipment participates in surveys & audits as necessary
  • Problem solving and fault finding on complex equipment, which requires making judgements involving a range of facts and a range of options.
