Salary: £45,000 - £55,000 per annum, experience dependant.
Location: Northallerton, with hybrid working
Contract: Permanent, full-time

We have the opportunity for a Property Manager to join the Commercial Estates team at Align Property Services.
The Estates team currently consists of 17 team members and is growing year on year, ranging from Director level to Apprentice Surveyors. We are looking for someone who can join our dynamic team, bringing their knowledge and expertise to provide an excellent service to our clients and tenants.
You will lead on a property portfolio that includes multi-let industrial estates and business centres situated across North Yorkshire, for both the public and private sector. You will be responsible for the financial management of your properties including managing service charges from budget creation to reconciliation, ensuring positive financial performance. You will oversee property inspections, resolve day-to-day property maintenance issues as they arise, and arrange maintenance with external contractors while overseeing planned works to ensure compliance with legislation. You will regularly liaise with clients, contractors, and tenants, process tenant applications, and provide recommendations to clients.
There may be the opportunity to help grow the Estates portfolio and to be involved in tenders and presentations as part of new business initiatives.

To be successful in this position, you will:
- Be a qualified member of the RICS (Royal Institution of Chartered Surveyors)
- Have significant experience working as a Commercial Property Manager or in a similar property management role.
- Have a strong understanding of commercial leases, tenant relations, and property maintenance.
- Demonstrate in-depth knowledge of local property regulations, building codes, and compliance requirements.
- Have excellent organisational and time-management skills, with the ability to manage multiple properties and priorities simultaneously.
- Demonstrate strong negotiation, communication, and interpersonal skills.
- Financial acumen with experience in budget management, service charge calculations, and cost control.
- Be able to effectively manage challenging situations, with the ability to resolve issues efficiently.
- Be IT proficient, including the use of Microsoft Packages
- Hold a full UK driver license, with access to a vehicle.
