Paradigm Housing Group is currently recruiting for a Senior Building Surveyor to act as lead surveyor in all surveying activities by the provision of qualified

and comprehensive advice and support on a range of property issues, ensuring

that our housing stock value is maximised through effective surveying and

maintenance practices. You will be responsible for mentoring junior surveyors, inspectors and other colleagues within the team whilst providing support and expert guidance to regular contacts, driving continuous improvements and high standards.

The surveying department activities include damp and mould, fire risk assessment remedials, mutual exchanges, EPCs, retrofit assessments, insurance claims, home improvements, structural repairs etc. You will be asked to carry out surveys of this type within your own area of expertise. You will need to be organised, disciplined and flexible; around 60% of your time will be spent 'on-site' whilst the remainder of the time is office based. The work is interesting and varied. You will work alongside a team who are passionate, friendly and knowledgeable - an ideal place to develop your skills and experience and share your own expertise.

Your main responsibilities will include: 

  • Provide qualified and comprehensive advice and support on a range of property issues to Regular Contacts.

  • Mentor, coach and develop the Building Surveyors, Property Inspectors and other colleagues in the Surveying Services Team.

  • Line-manage the Assistant Building Surveyors ensuring that they are working effectively and efficiently and ensuring they are adequately supported.

  • Provision of effective and comprehensive advice and support on property related issues to support effective asset management within normal regulatory constraints including HHSRS, Decent Homes, FHH, planning, building regulations, and party wall matters.

  • Support the development team, with advice, so there is an efficient process for handover, so defects are reduced during the early life of new property assets. When asked to do so, attend new-build familiarisation visits, and record all information as Paradigm policy. As required, assist development with snagging and defect inspections.

  • Arising from any survey or inspection, to assess and report on Disrepair, HHSRS, Fitness for Human Habitation, or Decent Homes.

  • Monitor and manage associated operations costs / budgets.

  • Using team reports ensure that KPIs are met and assist the Surveying Services Manager to ensure requests for surveys are responded to promptly

To be successful in this role you should have:

  • Professional Qualification (MRICS, MCIOB) Preferred OR equivalent experience

  • Minimum qualification of a HND in Building Construction or degree in Building Surveying with a minimum of 5 years' formal surveying experience

  • Experience of managing large projects from inception to completion including property alterations and / or energy efficiency

  • Experience of monitoring project budgets, forms of contract, specifications and contributing to budget preparation

  • Experience of managing consultants and contractors

  • Knowledge of building contract forms JCT

  • A team player with the ability to communicate well across all levels and support colleagues

  • Computer literate

  • A customer focused approach

  • Able to undertake inspections and report against HHSRS

  • A full driving licence and vehicle, insured for business use, is required.

Work pattern: Mon-Fri 37 hrs p/w: 9-5.30pm Mon-Thurs, 9-5pm Fri with some flexibility.
