Job Title - Maintenance Craftsman 4 - 8 Reports to - Estates Officer Accountable to - Estates Manager (Operational) Band - 4 Unit Department - Estates CSU Directorate -Estates & Facilities Location: Trust Wide JOB PURPOSE Craftsmen will be employed on work appropriate to their core specialist skills. They will have the ability to fulfil their duties with a total commitment to versatility and will be suitably trained to acquire elements of other skills with the intention of reaching levels of flexibility and competence to enable them to achieve and apply the ability where required. Responsible for the safe maintenance, assembly, dismantling and repair of equipment others may use. Where appropriate they will be called on to provide technical support to Managers and Team Leaders A large proportion of work will be internally generated through building Management Systems and through direct customer interface. Essential Qualifications A minimum qualification of City & Guilds Advanced Craft Certificate OR National Vocational Qualification 3 (NVQ Level 3) Painter & Decorator. Completion of recognised and registered CITB apprenticeship Desirable Qualifications Cellulose Paints & Spraying Techniques BTEC ONC in Building Studies Confined Spaces Working at Heights Training Certificate. Mobile Towers, Scaffolds, and ladders, etc. First Aid Trained Experience of Working in an Acute Hospital Environment PRINCIPAL DUTIES & AREAS OF RESPONSIBILITY a. Interpret and work from all instructions, drawings and specifications appropriate to their core trade without supervision, to deal with new situations as they arise and pass on knowledge to others. b. Have a thorough knowledge across a range of work procedures and practices, underpinned by theoretical knowledge or relevant practical experience. c. Manufacture, design, assemble, erect and install new work often using own judgement regarding a range of complex equipment, requiring accuracy, precision and speed especially when working to deadlines. d. Set out new work or set up new production appropriate to their core trade using relevant instruments and machinery, without supervision. e. Work to and interpret HTMs (Health Technical Memorandums) as relevant to core trade e.g. 81 to 88 (Firecode), 54 to 70 (Component Data Base) f. Carry out PPM (Planned Preventative Maintenance) and Day to Day duties involving the maintenance of all types of building construction, fabric, finishes, fixtures, fittings and installations. g. Plan own on-going maintenance work including problem solving of technical issues. h. Observe statutory and other relevant requirements in particular to Health & Safety and Codes of Practice applicable to Operational Services. i. The fitting, maintaining, repairing and re-keying of highly complex security locks including electronic, swipe card, digital and dangerous drug cabinet locks e.g. Pharmacy, Finance, Wards and departments. j. Utilise the Works Management System for recording, updating and auditing estates records and assisting in the compilation of Plant Histories. k. Carry out surveys for future maintenance, alterations or improvements including assisting in the preparation of technical reports. l. Learn new techniques and undergo training as necessary. m. Supervise the duties of Maintenance Assistants when working together and support induction of new starters and the training of apprentices as necessary. n. Perform a wide range of work of other estates trades as appropriate to their range of work e.g. multi-skilling, after appropriate training. o. Have a good understanding of the relationship of other estates trades. p. Instruct others on aspects of his/her core trade. q. Carry Trust communication devices to facilitate immediate response to urgent requests and emergency breakdowns r. Be prepared to work such hours that may be required in an emergency. s. Any other duties as may be reasonably required by line management commensurate with the grades of the post. t. To work to and interpret from a wide range of guidance notes and statutory regulations as applicable to core trade e.g. building regs, DDA regs (Disability Discrimination Act), PUWER regs (Provision and Use of Work Equipment Regulations) etc. u. Carrying of master keys and responsible for there safe keeping. v. Maintain, repair and adjust patient related equipment e.g. patient lockers and drug cabinets. CORE KNOWLEDGE AND UNDERSTANDING To be responsible for working with colleagues to maintain and improve the quality of services provided to our patients and other service users. Ensure that all tasks are carried out in compliance with relevant statutory legislation and local policies and codes of practice including Health and Safety, COSHH and in particular by following agreed safe working procedures, and reporting incidents using the Trust Incident Reporting system. To maintain high standards of personal hygiene and appearance at all times whilst on duty. The jobholder must take responsibility in agreement with his/her line manager for his/her own personal development and undertake all mandatory training required for the role particularly attending refresher training on an annual basis. To have an understanding of all Health Technical Memorandums, Regulations and Legislation, together with a thorough knowledge of the principles of construction and building fabrics, relevant to their core trade. The jobholder must co-operate with all policies and procedures designed to ensure equality of employment and that services are delivered in ways that meet the individual needs of patients and their families. No person whether they are staff, patient or visitor should receive less favourable treatment because of their gender, ethnic origin, age, disability, sexual orientation, religion etc. To complete all relevant daily documentation in compliance with relevant statutory legislation and local codes of practice and quality control procedures. To have an understanding and be aware of the impact and risks of maintenance delivery in an acute hospital environment. To have an understanding and be aware of the impact and risks of working with fine tools especially around patients, staff and visitors. MENTAL EFFORT Frequently required to work alone for prolonged periods Frequently required for concentration on most predictable day to day tasks and repairs. Frequent requirement for prolonged concentration when working with Woodworking Machinery. Occasional interruptions due to bleep calls to attend to emergencies e.g. patients locked in toilets, staff locked out of offices, could be called by a third party Driving Fork Lift Truck, Mobile Towers, Specialist Plant and machinery after passing suitable training. Driving works van. EMOTIONAL EFFORT The job may necessitate other duties to be carried out, as may reasonably required by line management, commensurate with the grades of the post and at other properties within the Trust, subject to appropriate negotiations. Occasional indirect exposure to distressing situations. Frequently in Mortuary, ITU and other Clinical Areas where distressing or emotional situations may occur. Frequent lack of resources e.g. materials, equipment & staff WORKING CONDITIONS This job will involve frequent exposure to hazards e.g. Asbestos, after appropriate training and using PPE Occasional exposure to high temperatures up to 120 f in plant rooms and highly unpleasant working conditions eg Drains, Hot dirty ducts Frequent exposure to inclement and adverse weather conditions and when working outside occasional exposure to sunburn Frequent exposure to Hazards [eg Asbestos, Chemicals, Wood Dust, Bacteria/Viruses ] after appropriate training and using PPE
